Recommended
Located in an excellent position for visiting the city. Via Nomentana, near Porta Pia. Far from the Vatican. Well served by public transport, buses, and the subway. Not far from Termini station. Residential neighborhood. In front, there is a small supermarket. There are a couple of garages for parking. Good prices and a decent breakfast. Modern and clean environment. It lacks a bit in air conditioning and the shower (slippery base and does not drain water well)... things that can be resolved. Recommended. Connected to the 3-star Hotel Portapia; if needed, you can refer to them.

Zero transparency
I absolutely do not recommend. Make yourselves comfortable.
The room and cleanliness were decent, the location was good. And here end the positive aspects.
Bathroom without a bidet, only with a handheld shower, no courtesy set provided. Towel change every 3 days; otherwise, a surcharge of 3 to 5€ is applied depending on the size requested.
An electrical outlet near the nightstand is noticeably damaged. Foolishly, I plugged in my phone charger but removed it shortly after, noticing it had quickly overheated.
Despite the breakfast included, we preferred to pay to eat out because we lost our appetite: supermarket industrial tart, always missing the same piece from our arrival on Friday to check-out on Sunday, and mini dried croissants. For filling options, only butter and 2 flavors of jam were available. Nothing else but a container with cookies and one with cereal. No savory options available. Moreover, even if we wanted to use it, there is no dedicated space for consumption.
But the worst part is not what has been listed so far, but the moment of payment, which occurred at check-in.
The reservation was made directly on the establishment's website, totaling 292.12€.
At the time of confirmation, we read the statement "Save now with direct booking and cash payment at the establishment" (I wonder why) and no other specifications or quantification of this supposed savings, which we naively believed should apply to the 292€. Everything is very opaque, in short.
In any case, once we arrived, we asked to pay with a traceable method and were told that for card payments, they would apply a surcharge of 10% MORE.
We pointed out that this percentage was never specified anywhere in the confirmation, but the girl shrugged and - now comes the best part - calculated that, in light of the aforementioned policy, far from transparent I might add, we would have to pay a total of 392€.
I then asked her why she was charging me even 100€ more than the amount indicated in the reservation, and she candidly replied, "because there is an additional 10%".
A bit taken aback, a bit softened, I pointed out to her that 10% of 292€ is 29€ and not 100€, and she stared at me, extending her hand towards the calculator.
She began to type numbers for a good 5 minutes to conclude, in the end, that the updated total amounted to 324.57€, thus applying a surcharge of 32€ instead of 29€, for reasons unknown.
In the end, to avoid further conflict, I gifted these additional 3€ to the establishment and paid the demanded amount, preferring to close the matter that was bordering on ridiculous.
The cherry on top, after check-out, I checked WhatsApp and email and realized I had never received an invoice for the payment, even though it had occurred 2 days prior. I mention this via message, and ONLY THEN, several hours after leaving the facility, a receipt is issued and sent... incorrect! The total was, in fact, €292.12. What can I say... in addition to the damage, there is the mockery.
Anyway, at that moment, it perhaps became a bit clearer why you "Save immediately with direct booking and cash payment at the facility."
I still find everything extremely serious and unprofessional.
I hope, for those who reach the end of this long review, to have provided clarifications on the booking policies that you will not read in the confirmation email.

Suited us to stay here! Modern stay.
This is a nice bed and self service breakfast accommodation in Rome. About 15 minutes walk from Termini it’s in a nice area of Rome. Quiet area but bus stop close by with buses to central Rome and St Peter’s. Rooms small and compact perhaps a little dated but good enough. A self service breakfast is available 24/7 which suits fine! Nice coffee! Staff met were nice too but most of the access is remote by codes. Good security though. Happy to recommend. Price fair too.

Rome beautiful the hotel no
Great location close to public transport and the center of rome.
Owner never met only messages on whatsapp and check in you have to do it in a partner hotel in a parallel street where anything you asked the receptionist would answer you to call the number she provided. Not a good business card.
The spacious and bright room but zero pressure of the shower water, the television does not take all the channels and even the wifi a battle to look for the signal.
The uncomfortable bed an old mattress I woke up with back pain every morning.
Breakfast: in this kitchen venivq placed breakfast always the same with packaged products nothing prepared at the time, no salty unq disappointment.
For the parking lot the place request is out of place given the blue and white parking lots in the same street.
In short, 150 € per night is not worth them for that offered positive note is the location and the Disco Volante restaurant where you eat really well for those staying overnight with pension (restaurant 5min from the hotel).

Overall a decent room cleaned daily and nice area away from the hustle and bustle of the tourist crowds but within easy reach by bus in about 20min. A few nice local restaurants nearby. But not the hotel we were expecting- More of an air bb. three different addresses was confusing - the main 77 is not used at all and we had to phone to say we had arrived. (the entrance is around the Corner) Check in was poor with the check in being a partner hotel who didn’t provide accurate information and then had to drag bags again to third entrance address. Breakfast is technically provided but very basic cereal (3 options) plain yoghurt and not very nice ‘croissants’ /packed ‘toast’ which is the same each day, WiFi was poor kept dropping or failed to connect.
