Good hotel, clean and not far from the main train station and walking distance to town. Had a good wide spread of options for breakfast which was excellent.

NIGHTMARE HOTEL.
Hotel to be absolutely avoided, unfortunately it is not possible to give less otherwise I would have done it.
1) upon arrival we spent about 20 minutes waiting for someone at the reception
2) staff rude and almost annoyed by our presence. No information. No service. Despite the price definitely being that of a hotel in the center.
3) as soon as we entered the room we found the most absurd dirt. Which we will show in photos because it is even difficult to explain. Never stayed in a hotel dirtier than this one. Even the products left in the bathroom were almost empty.
4) breakfast really limited compared to those tried to date
5) neighborhood full of unsavory people and definitely not recommended for families and young people since after a certain hour it is frequented by terrible characters in addition to being about 20m from a nightclub frequented by drunks.
6) one of the dirtiest streets in Munich (which doesn't exactly shine for cleanliness either)
7) the rooms and the furniture apparently modern but completely dilapidated and not maintained. Television that works halfway with the impossibility of adding subtitles even in English. German only German. The tourist is evidently not welcome.
The only point in its favor is the location (and in fact that's why we selected it) since it is close to the subway and a stone's throw from the city center. But given the result, it is better to spend your money elsewhere.

Okay kinda sorta
Location good, rooms clean and enough for a couple, breakfast was steady everyday and kept us satisfied, staff helpful.
Met some nice cockroaches in the smoking area & beds are twins so no 5 stars.

Simple hotel located close to central station, which is very useful, but also which means it is in a busy area with all kinds of people (day and night). However, the room was quiet. The room was small but clean and the amenities were very minimal (no coffee machine, no fridge). But it had air conditioning. The carpet should probably be changed (or taken off). We did not try the breakfast. Hotel is fine if your standards are not too high on confort.

The room itself was clean and tidy however the area was a little bit rowdy at night time. traffic was loud in the mornings however our room was high enough up to nullify with earplugs
The staff were kind and helpful when we needed fresh towels and pillows.
Just be aware that if you book a double room, you may in fact get two single beds.
The location was great only two minutes from the central station and a 10 minute walk to centre of town. It was a nice coffee shop close to the hotel.
