So much wasted potential - tired and worn
This hotel has SO much potential. The rooms are huge and spacious and it’s in an ideal location but it is so old and worn and dated. The brochure in the room dated from 2019 when they used to provide food and the place was obviously new and it’s nothing like that now.
The bed was awful - such an old lumpy mattress and dead creaky. The water in the bathroom took forever to heat up (was very powerful and nice when it was warm) and the shower head was all rusty and dirty. The room was clean though.
The host was friendly - carried my bag upstairs for me and gave a good food recommendation. But I’d suggest spending some money on the venue, updating it, make it nice and modern and then it would be a nicer place.
I’d suggest staying here only if there’s nowhere else available in skipton.

Not a boutique hotel!
Dreadful.
Dirty hotel, run down and in need of a lot of TLC!
Receptionist was friendly though.

Not cheep, and definitely not cheerful
The location of this 'boutique' is perfect and central. From the pictures on the website you'd this this was a 5 star establishment and looking at the building you'd expect grand rooms and luxurious beds; however, the reality is VERY different.
The bed in our room was very low, the mattress did not fit the bed properly, curtains were almost impossible to close, there was broken blinds at the window, stains on the pillow (thankfully not on the pillowcase) light over the bathroom mirror didn't work (neither did the tv), there were stains and cracks in the walls and woodwork, a musty smell in the room - I could go on!!
This 'boutique' could be something amazing; unfortunately, whatever the reason(s) might be, it's not, it's a 'Halfway House' at best.
Redeeming feature was the gentleman on reception who greeted us and carried our bags upstairs.

Avoid
Avoid Boutique 25 in Skipton if you don’t want your holiday ruined.
The only redeeming feature of this place is the housekeeper, who deserves a medal for working here. Everything else belongs in an anthology of bad hotels.
The rooms look nothing like the glossy photos — unless you enjoy spectacular optical illusions that can turn a donkey into a Porsche. The mattress is soft and saggy, the shower has all the practicality of a garden hose nailed to the wall, and the water couldn’t be persuaded to get hot. The rooms are freezing, but don’t expect heating — instead you’ll be offered a cheap electric radiator, presented as if it were a luxury feature.
Noise from the pub in the basement makes sleep impossible — unless you happen to enjoy the sound of thudding bass as a lullaby.
The host/receptionist? Rude, dismissive, and allergic to helpfulness. When I asked for ice to treat an injury, his only concern was that “the towels would get wet.” His answer: “We don’t have that kind of ice.” (I wasn’t aware there were different breeds of ice — perhaps icebergs, cubes, or stalactites?) A request for late checkout? Denied. Help with luggage? “The housekeeper will do it.”
On arrival, I was told this is “a hotel for couples.” That explains the Bible in the drawer — clearly there for some light, edifying pillow talk.
This isn’t a boutique hotel. It’s a cold, noisy, badly run joke — but without the laughs.

Warning do not Book
This is the worst place we have ever stayed. Broken sink, bathroom door falling off, bedroom ceiling falling down. Absolutely filthy. Trading Standards need to look at their website, it doesn't even look like the same hotel. Under no circumstances stay in this place. It needs condeming.
