Nice apartment with facilities allowing you to prepare and store your own food if you want. Great restaurants in the area and a supermarket so all choices covered. We had breakfast included which was very good buffet and the hotel had a decent restaurant too but we ate out locally and had a trip to Split which is a must see, stunning.

Disappointing Stay at a Supposed 5-Star Hotel

Our stay at this hotel was unfortunately very disappointing, especially considering it is advertised as a 5-star property.
When we arrived, we immediately noticed that one of the beds was broken, making it impossible for our children to sleep on it. We also found that the refrigerator door barely closed, one of the cupboard doors could not be opened, and the room phone was broken. After reporting these issues, a technician came and repaired the bed with zip ties, replaced the phone, and fixed the cupboard. While we appreciated the quick response, these are not problems you expect to encounter upon arrival at a luxury hotel.
The cleanliness of the room was also far below expectations. Under the beds and cupboards there was a significant amount of dust and dirt, suggesting these areas had not been cleaned for a long time. During our stay, housekeeping only changed the towels and made the beds. The floor remained dirty, and stains on the table were never cleaned.
Breakfast was another disappointment. The dining area was very crowded every morning, glasses were often unavailable, the coffee machines were frequently out of order, and food was not replenished promptly, resulting in regular waiting times.
The nearby Žnjan Beach is beautiful and newly redeveloped (2026), with lovely trees providing shade and small pebbles instead of sand, which keeps the beach cleaner. However, if you are looking for peace and relaxation, this is probably not the right location. Music from the beach bars plays throughout the day, creating a lively atmosphere rather than a quiet one.
We also felt that there was a strong expectation to leave a tip at restaurants and bars in Split. When we chose not to leave the suggested 10% tip—especially after already paying a substantial amount for dinner for a family of four—we occasionally experienced unfriendly or even rude service.
Within the hotel itself, the main entrance door was frequently out of order, and the rooftop swimming pool did not appear to be well maintained. Guests staying in the newer Amphora Garden building must first enter through the main hotel. Once inside the Garden building, the elevators are shared with housekeeping staff throughout the day, making them busy and often less clean than expected.
Overall, this hotel did not live up to the standards of a 5-star property. While the location is convenient and the beach itself is attractive, the poor maintenance, lack of cleanliness, and several operational issues made our stay far less enjoyable than we had anticipated. Definitely not a 5-star hotel – very disappointing experience

After our stay, I can honestly say that this hotel does not deserve its 5-star rating.
From the moment we arrived, we noticed that the hotel was not properly maintained. The hallways were dirty, the walls were scratched and damaged, corners were full of dirt, and the common areas looked neglected. Unfortunately, our room was no better. The walls were marked and dirty, one of the chairs was stained, and even the mattress was damaged. These are not details you expect from a luxury hotel.
Breakfast was another disappointment. We found dirty cutlery on several occasions, and many of the restaurant chairs were visibly dirty.
The outdoor pools were extremely cold, making them almost impossible to enjoy. The rooftop pool area was also disappointing, with damaged flooring and dirty sunbeds.
Although there is a newly built public beach opposite the hotel, it was extremely crowded and not particularly clean. The surroundings are dominated by large apartment buildings, so the location does not feel luxurious.
The only real advantage of this hotel is its location, with easy access to Split’s historic centre by car or Bolt.
Considering the price we paid, we expected a much higher standard of cleanliness, maintenance and overall service. Unfortunately, this hotel fell far below our expectations, and we would not stay here again or recommend it as a 5-star property.

A Comfortable Stay with a Great Location

We booked the Sunset Suite at Amphora’s Garden for four nights a few weeks ago, and overall, it worked out really well for our family. The room was genuinely spacious, with plenty of room for everyone to spread out without constantly tripping over luggage. The kitchen was also well equipped with everything we needed for a quick breakfast or a late night snack without having to go back out.
Speaking of breakfast, the included spread downstairs was definitely worth getting up for. There was plenty of variety, and it felt like a proper breakfast rather than an afterthought.
Our group also made regular use of the indoor pool and fitness room. The location was another major plus. We were just steps from the beach and promenade, while Old Town Split was only about three miles away. It was close enough for a quick Uber ride or a nice walk if you’re not in a hurry.
My one real complaint was the rooftop pool. Although it had posted hours, people clearly weren’t always following them. On a couple of nights, we could hear splashing and conversations well into the early morning. It wasn’t a dealbreaker for us, but if you’re a light sleeper, I’d recommend requesting a room that isn’t directly underneath the rooftop pool.
Overall, we’d absolutely book here again for a trip like this. It was a great combination of comfort, space, and a convenient location.

5-star hotel = youth hostel!

5-star hotel accepting students like a youth hostel!
3rd night with music, screaming, students on your terrace at night, etc.
Unbearable!!! No reaction from the front desk!
