Located in Cannes La Bocca, 2.4 km from Cannes city centre, Villa Belle Rive is a beachfront guest house set in a villa with its annexes and a garden built in 1863. A limited amount of paid parking spaces is available within the premises.

Home from home, immersed in a beautiful garden, more personal than a hotel stay!
I decided to book Villa Belle Rive for a few reasons, the price was fantastic value for money, the garden looked simply beautiful, the location was great and the 1860s building is a work of art.
It exceeded my expectations. I have travelled a lot and stayed in many 'budget' hostels/ hotels.
Firstly the cleanliness was outstanding, there wasn't a spec of dirt in the shared bathrooms, showers and bedroom.
The whole house is ventilated all day and with fresh air which is so refreshing after staying in so much air con and feeling run down sometimes you just need fresh air.
I felt so at home here very quickly as it is a more personal stay than a hotel. Daniella was simply wonderful. A really kind and interesting woman, together we exchanged stories, drank coffee and had a lovely time.
She gave me great recommendations and helped me to make the most from my stay. Thank you Daniella.
The entire garden is paradise, stunning vegetation and flowers so well kept. The pool at the rear is huge and spotlessly clean, it was so refreshing to swim there.
The most gorgeous sandy beach and coastline is literally behind the house and you can access it easily down the side of the house. Sunset there is amazing.
The train station is also just behind the house meaning you can access near by cities very easily and for a good price.
I would definitely stay here again and will tell my friends and family about Villa Belle Rive.

Classic Case of Subtle Racism Disguised as Hospitality
Most of the “amenities” were off-limits. The pool was open only two hours total, the bistro was unmanned, and every other common area’s door was closed all day—shown in the listing, but clearly not meant to be used. We felt on edge the whole time.
The breaking point came at checkout: the host picked up three tiny trash bags from the shared bin and demanded, “Why did you accumulate so much trash?” Only one of them was ours. We stayed for five nights—if we had truly saved up all our trash for the last day, there would’ve been at least ten bags. Even if all three were ours, questioning guests over the amount of trash they leave behind is completely out of line. Pulling bags from a communal bin and confronting paying guests like that… UNBELIEVABLE!
If you plan to police amenities and scold guests over a couple of small trash bags, you should not be hosting. The experience was restrictive, rude, and ultimately unacceptable.

Extremely rude owners
Be warned, there is no air con in this hotel which is unbearable in summer months.
On arrival, we were initially impressed by the picturesque exterior of this hotel. However, disappointment was soon to follow.
The biggest let down of all was the manner in which we were spoken to when we simply asked if there was anything more that could be done to cool the room. We were met with a condescending and aggressive tone and were told “what do you expect”, “at least you are on the first floor, try being on the second” and “we all have to suffer too”.
The only ‘solution’ was to open the doors to allow air to circulate the room, which meant the room was full of mosquitos - adding to an uncomfortable stay.
Our room was not serviced during our 3 night stay which was another disappointment - no fresh towels, no replenished tea or coffee, or beds made - a standard expectation when booking a hotel.
On top of this, we were also asked not to enter the pool with suncream on, due to their lack of efficient cleaning facilities which was evident when we saw how filthy the pool was.
Although they did allow us to use the sun loungers on our last day after check-out (before our train departed), when we requested towels we were rudely told no (even after we suggested we could reuse our dirty ones). This meant lying on plastic sun beds with no cushioning or towels.
Overall, we felt that the management didn’t actually want guests staying at the hotel. They could benefit from taking a beginners class in basic customer service, as well as some upgrading to the general hotel facilities.
We would not recommend this hotel at all.
Thankfully, we’re delighted to have now arrived in Nice with a warm welcome from Sandrine of the Cosy Cocoon.

Room for improvement
The beautiful house would benefit from an update. The potentially lovely garden would benefit from more care. The interior of rooms and shared bathroom/toilets are really dated. It is located between a busy street and the train line, so it is not really quiet. Breakfast is expensive at Eur 12.

Beautiful house and garden
Very relaxing stay in a tranquil part of Cannes, it is easy to get to/from the centre by bus and train. It is a stunning historic villa with a large garden and lots of palm trees and plants and a pool. The hosts are very friendly and helpful and make you feel very welcome as a guest. Our stay was short as we were there for a conference but we would have happily stayed for longer!
